UAE Golden Visa 2026: Complete Guide — Who Qualifies, How to Apply and What It Gives You

Date:

The UAE Golden Visa remains one of the most sought-after long-term residency programmes in the world. Since its expansion in 2022 to cover a much broader range of applicants — from real estate investors and entrepreneurs to skilled professionals and outstanding students — the programme has issued hundreds of thousands of visas to individuals from across the globe who want the security, lifestyle and business advantages of long-term UAE residency.

In 2026, with the UAE’s non-oil economy growing at 6.8 per cent and the country consolidating its position as a global business hub, demand for the Golden Visa has never been higher. This guide covers who qualifies, what the visa provides, how the application works, and what has changed in 2026.

Who Qualifies for the UAE Golden Visa?

The Golden Visa is a 10-year renewable residency permit available to applicants across seven main categories:

  • Real Estate Investors: Individuals who own property in the UAE valued at AED 2 million or more (either fully paid or through approved mortgage with minimum paid-up value of AED 2 million). The property can be residential or commercial and can be a combination of properties.
  • Investors in Public Investments: Individuals with a capital investment of AED 2 million or more in UAE-approved investment funds, or who have established a company with capital of at least AED 2 million.
  • Entrepreneurs: Founders of startups valued at a minimum of AED 500,000 who have a letter of support from an approved UAE business incubator, or who have previously exited a project valued at AED 1 million or more.
  • Exceptional Talents: Specialists in science, technology, engineering, mathematics (STEM), arts, culture and creative sectors who meet specific criteria set by relevant UAE authorities including MBRF, Abu Dhabi’s culture authority, or sector-specific endorsers.
  • Outstanding Students: Students with a cumulative GPA of 3.8 or higher from UAE universities, or among the top 1% in recognised international standardised tests.
  • Skilled Professionals: Employees with a minimum monthly salary of AED 30,000 who work in strategic UAE sectors including technology, life sciences, business development, and others defined by the Ministry of Human Resources.
  • Frontline Heroes: Medical, teaching and other public service professionals who were formally recognised through UAE government programmes established during the COVID-19 period retain eligibility.

What Does the Golden Visa Provide?

The Golden Visa offers advantages that go well beyond standard UAE work or resident visas:

  • 10-year renewable residency — no requirement for an employer or sponsor
  • Ability to live, work and study in the UAE independently
  • Sponsor immediate family members (spouse, children) and unlimited household staff
  • Retain UAE residency even if outside the country for more than six months (unlike standard residency visas)
  • Access to UAE banking, government services, school enrolment and real estate ownership on resident terms
  • No minimum stay requirement within the UAE

How to Apply in 2026

Applications are processed through the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) via the ICP Smart Services portal at smartservices.icp.gov.ae. Emirate-level channels are also available: the Dubai Future Foundation handles exceptional talent nominations in Dubai, while the Abu Dhabi Department of Economic Development processes investor applications in the capital.

Documents typically required include a valid passport, recent photograph, proof of the qualifying criterion (property title deed, employment contract with salary confirmation, university transcript, etc.), health insurance with UAE-wide coverage, and an Emirates ID application. Processing times vary by category but typically run four to eight weeks from submission of a complete application.

2026 Updates: What’s Changed

Several streamlining measures have been implemented in recent months. The ICP portal now accepts digital property valuations directly from the Dubai Land Department for real estate investor applications, removing a step that previously required a separate third-party assessment. The skilled professional track has been updated to include expanded sector coverage following the UAE’s April 2026 review of strategic occupation categories, adding advanced manufacturing, fintech compliance and green energy engineering to the qualifying roles.

For applicants already holding a UAE residence visa, the in-country conversion process has been simplified, allowing eligible residents to upgrade to a Golden Visa without exiting the country or cancelling their existing sponsorship arrangement before the new visa is confirmed.

The UAE Golden Visa is not just a residency stamp — it is an investment in access to one of the world’s most dynamic economies, from a base that has never been more strategically positioned.
